Project Goals: Early Delivery

One of the owner’s critical objectives was Summer 2016 delivery, Chicago’s peak rental season.  Power’s design-build delivery shortened the overall duration by 3 months over a traditional process, and further accelerated building turnover utilizing tactics such as: 

  • Facilitated a multi-permit process including an early structural permit for the lower floors.   
  • Awarded the steel truss package 7 months ahead of construction to accommodate lengthy procurement and fabrication durations. 
  • Arranged for 3rd shift material deliveries to mitigate logistical delays associated with highly congested location.

The 767,000 sf, 34-story residential tower is the last phase of the Block 37 development in the Chicago “Loop”.  Positioned atop an existing 4-story lifestyle center and below grade rapid transit station, the tower features 690 apartments. Building amenities on the 5th floor include outdoor pool, dog run, outdoor cinema, and grill terrace, and on the 38th floor include fire pit lounge, sauna/steam facilities, spa and fitness center.

Teaming with the architect, the project was delivered under a Design-Build approach. The post-tension concrete structure is supported by a complex steel truss system and matt slab, and enclosed with a custom window wall envelope featuring protruding glass panels forming a chevron pattern. 

This project is designed to achieve LEED Certification supported by features such as water use reduction, construction waste management, low emitting materials, controllability of systems and green roofs.

Project Highlights

Four 120 ton jumbo steel trusses were manufactured overseas, shipped to Chicago and assembled on-site.  In conjunction with 5’6” mat slab atop the existing structure, the structural steel assembly supports a 282’ tall, 18” thick concrete sheer wall, designed to stabilize the tower. 

Developed an integrated schedule and logistics plan, with input from City officials, reducing Randolph Street to a single lane during truss erection, and restricting access from State Street during the holiday season.
Designed a protective metal deck canopy system, above the atrium to protect the public and structure during overhead construction operations.
Constructed a series of mock-ups to confirm the performance of the window wall system, and quality expectations of the apartment interiors.
