POSITION SUMMARY:

Provide detailed estimates based on past individual experience and department production guidelines provided. Individuals need to be able to follow up on pending bid proposals, set-up projects after award, support field throughout construction phase, and closeout projects at completion. Able to make decisions and recommendations which can greatly impact relationship with client and profitability of projects which he/she manages. Acts without close supervision. Candidates are to be highly self-motivated, able to manage multiple projects, and work well in team-oriented environment.

MAJOR RESPONSIBILITIES:

Estimating
• Create quantity take-offs from construction documents
• Price labor productions based on project specific conditions & department standard rates
• Identify value engineering ideas after reviewing specific project conditions and details
• Solicit material and subcontractors for bids, incorporate into final estimate
• Create narrative proposal with clarifications and breakouts for each estimate using department's standard deliverable format
• Write subcontracts to tier-subcontractors as needed
• Follow-up on bid opportunities, strengthen customer relationships
• Contributes to team effort by accomplishing department goals

Project Management
• Prepare and manage material submittals and procurement logs
• Effectively control new & updated documents (drawings/specs/RFI's/etc.), distribute to appropriate stakeholders
• Create prestart job specific information packet and present in internal field stakeholder team meeting prior to mobilizing on job site
• Establish job cost budgets and track progress in field
• Present financial performance of all projects monthly to leadership group
• Manage change order process and negotiate pending requests with GC project team
• Manage billing process and ensure projects are cash positive
• Close out tier-subcontractors

POSTION REQUIREMENTS:

• 4-year construction-related degree or equivalent
• 4 -10 years of experience/knowledge of construction, design, finance and management required.
• Must be able to apply innovative and effective management techniques to maximize employee performance.
• Thorough understanding of corporate and industry practices, processes, standards, etc. and their impact on project activities.
• Superior communication and interpersonal (tact, diplomacy, influence, etc.) skills essential.

COMPENSATION DETAILS:
Salary Range: $85,000 - $135,000
