The 34,000 sf, two-story Medical Office Building (MOB) was designed to deliver high-quality outpatient care in a flexible, team-oriented environment. The facility is divided into four specialized quadrants—Immediate Care, Pediatrics, Internal Medicine, and Obstetrics—each with dedicated exam rooms, doctors’ offices, and clinical support spaces. Additional first-floor amenities include an X-ray suite, two procedure rooms, a phlebotomy lab, kitchen, and storage areas. The second floor is currently shelled for future expansion.
Patients and visitors enter through either the North or South entrances, supported by 150 surface parking spaces. A pedestrian and vehicular canopy provides sheltered access at the South entry. The prairie-inspired design features a structural steel frame with a masonry façade and punched windows that bring natural light into the interior.
We partnered with key trade partners under one of Illinois’ first Integrated Form of Agreement (IFOA) contracts for this project—an innovative approach that enhanced collaboration and streamlined decision-making. The team leveraged daily pull planning meetings to track progress and address trade coordination, weekly sessions to review 3-week lookahead schedules, and monthly macro-planning meetings to align long-term construction milestones.
