The Power/Ujamaa joint venture delivered a new 350,000 sf FedEx cargo complex at O’Hare International Airport for the City of Chicago and Federal Express. The design‑bid‑build project includes a 300,000 sf Sort Building, a 24,000 sf two‑story World Service Center, and a 24,000 sf Aircraft Maintenance building, all on a fully improved 27‑acre airside site.

The Sort Building houses package sorting systems, a 6,400 sf raised‑floor data center, 32 truck docks, and 60 overhead coiling doors to support high‑volume operations. The World Service Center provides offices, conference rooms, classrooms, and support spaces, and is connected to the Sort Building via a glass‑enclosed pedestrian bridge for safe, secure circulation. The Aircraft Maintenance building features a structural steel frame with metal panel enclosure, complementing the precast concrete envelopes of the other facilities.

Major MEP systems include a 250 kW emergency generator, three medium‑voltage standby generators, 60 rooftop air handling units, eight rooftop condensing units, and 46 rooftop exhaust fans, ensuring reliable building performance. Sustainable design was central to the development, with LEED Silver certification supported by an approximately 8,000 sf green roof on the World Service Center, a nearly 175,000 sf vegetated roof on the Sort Building, extensive use of FSC‑certified wood, recycled and regional materials, and diversion of roughly 75% of construction waste from landfills.
