We were originally engaged by Karis Cold to design and build a 247,000 sf speculative tri-temperature facility in Brighton, Colorado, serving the Denver metro and broader market. As work advanced, the project transitioned to Americold, who introduced new operational and performance requirements that reshaped the final program.
In response, we led a continuous redesign effort to align the facility with Americold’s needs. The team evaluated options for enhanced blast freezing capacity, refined rail access and dock configurations, and adjusted the balance of freezer and cooler spaces to support Americold’s distribution model. We also coordinated design updates driven by local municipal agencies, managing permitting changes while construction was underway.
Despite these evolving requirements, we kept construction moving and successfully integrated all modifications without major disruption. The completed facility delivers a high-performance, rail-capable cold storage platform tailored to Americold’s operations, while maintaining the overall project schedule and budget with minimal impact.
