1229 Concord is a 320,000 sf office and lab building featuring a double-height riverfront lobby, large flexible floor plates, and exterior terraces on every level. State-of-the-art amenities include lounge and café spaces, conference areas, fitness center, expansive outdoor gathering areas, below-grade parking, and direct river walk access. The first floor offers chemical storage, dedicated mechanical rooms, and equipment space for each tenant. Blending cutting-edge scientific facilities, collaboration areas, outdoor perks, and proximity to a vibrant lifestyle district, 1229 Concord redefines live-work-learn-play communities.

A high-performance curtainwall system with integrated metal panel and bird friendly glazing are used across the entire building. A double height lobby space features large format glazing to maximize the use of natural light in the space.

Robust hvac system 

A 100% outdoor air system for all shell office and lab floors to accommodate up to 12 air changes per hour in lab areas and code minimum ventilation in office areas. High plume lab-style exhaust fans for general exhaust and nonhazardous lab exhaust with additional accessible shaft space dedicated for future tenant hazardous exhaust. Office and lab shell floors also receive chilled water for office chilled beams and/or fan coil units, hot water for lab ventilation reheat and perimeter heating, and condenser water for supplemental cooling.
