This 278,000 sf freezer distribution warehouse was designed for high‑volume throughput, long‑term durability, and precise temperature control for frozen food and cold chain logistics. The facility combines multiple temperature‑controlled storage environments, robust site infrastructure, and self‑performed cold‑envelope work to support efficient, reliable operations.
Located on a 29‑acre greenfield site, the project required full utility development, including sanitary and storm sewers, primary electric, gas, and water services. A shrinkage‑compensating concrete slab was placed throughout the building to support heavy racking and constant forklift traffic while minimizing cracking over time. Extensive due diligence addressed geotechnical, environmental, and survey conditions, as well as easement adjustments and municipal utility relocations, to seamlessly integrate the new warehouse into the surrounding infrastructure.
Self-Perform
We self‑performed key cold‑storage scope, including insulated metal panel installation and critical envelope details, to maintain tighter control over schedule, thermal performance, and long‑term building integrity.
