As part of a larger development program for the client, this 90,000 sf data center build-out in Carol Stream is designed to support five 2MW data halls, each with dedicated electrical and mechanical rooms, alongside administrative and office spaces. The site also includes infrastructure for future expansion phases to accommodate the client's growing needs.

Site Work

Following demolition of an existing structure, the project required significant earthwork to balance the site and minimize material haul-off. Our team guided the client toward a cost-effective haul-off strategy that avoided Subtitle D disposal and implemented an alternative solution. We further optimized the design by advocating for aggregate piers, reducing the need for extensive soil undercuts beneath the building pad.

Leveraging our in-house VDC team, we conducted drone surveys and managed BIM coordination throughout the project. Monthly drone videos documented construction progress and streamlined communication and oversight for the client’s nationwide team.

To meet an aggressive construction timeline, we prioritized an early start and accelerated sitework activities. Completing major site work before winter conditions helped mitigate weather-related delays and maintain schedule certainty.
