Bringing the first Life Time Fitness to Idaho, this phased renovation and expansion converts 85,000 sf of existing tennis courts into nine pickleball courts and six refreshed tennis courts, plus a 45,000 sf ground-up addition with a new fitness floor, childcare center, café, locker rooms, spas, and two expansive outdoor pools. High-end finishes are featured throughout the athletic resort—including more than 20 tile types sourced from Italy—to uphold Life Time’s premium brand standards and guest experience.
Partnership evolution
Our partnership with Life Time began on the One Chicago development and marked a turning point in how they deliver complex projects. Historically, Life Time managed construction in-house, but this collaboration demonstrated the value of working with an experienced external general contractor—from optimizing trade coordination and sequencing to streamlining complex permitting and inspections. Through open communication and a shared commitment to excellence, we built a relationship based on trust, technical expertise, and a healthy competitive drive to continuously raise the bar. This project not only delivered a successful new club in Idaho, it also reinforced a strategic, collaborative model of construction management that complements Life Time’s in-house capabilities.
