To support Medline’s rapid growth and evolving operational needs, we led the full interior transformation of their new headquarters within the North Astellas Tower. As the original base building contractor, our familiarity with the structure, design intent, and existing conditions allowed for an efficient build-out with minimal disruption.
Using historical cost data, we met an aggressive schedule and navigated tariff requirements by selecting domestically sourced material alternatives that preserved quality and design. The scope included a full gut and rebuild of floors 2–6 into a modern, flexible workplace, while the first floor and mezzanine maintained their existing layout with upgraded finishes, AV infrastructure, and new conference rooms to support collaborative work.

Matterport scans were conducted across all floors providing detailed records of existing conditions and progress for coordination. The electrical contractor used advanced layout technology to position all devices, lights, and equipment directly from the model. Layouts were double checked against carpentry's work to confirm precise box light locations, helping avoid conflicts like ductwork interfering with lighting. Topographic modeling was also planned to support the release of development walls and competitive procurement.
Quality & safety
Quality and safety were central to both interior and exterior scopes on this Medline headquarters project. Targeted quality oversight supported the new exterior signage installation, including peer review and a controlled process to remove only the front glass pane while preserving the thermal barrier. Safety planning addressed all elevated work, using a large rolling scaffold for interior tasks and a swing stage for exterior signage, with specific training and procedures to protect workers, building occupants, and the surrounding public areas.
