Raising the bar in design innovation, this four-floor renovation for a world-renowned architecture firm creates a next-generation studio environment with conference rooms, collaboration space, phone rooms, support areas, upgraded ceiling and lighting design, open workstations, café space, and specialty program areas including a model shop and materials library. With sustainability at the forefront, the firm is targeting both LEED and WELL certifications to align the workplace with high-performance, health-focused design standards.

Located in the 1904 Burnham-designed Railway Exchange Building—a classical landmark along Chicago’s Michigan Avenue streetwall—the project must navigate the constraints of a historic structure. A small freight elevator limits the size of materials that can be brought to the site, requiring careful coordination on workstation components, millwork, and glass panels. Our team is working closely with the design team to plan strategic cuts and modifications that accommodate these logistical challenges while maintaining the design intent and preserving the building’s historic character.
