POSITION SUMMARY
The Commissioning Manager leads the internal commissioning process and closeout of mechanical, electrical, plumbing, fire/life safety, and fire sprinkler systems on complex construction projects. This role ensures full system functionality, compliance with design and performance standards, and successful project turnover. They will collaborate closely with project teams, contractors, and consultants to plan, execute, and document all commissioning activities driving quality assurance and operational readiness throughout construction into final handover.
MAJOR RESPONSIBILITIES
   • Manage day-to-day site commissioning activities and collaborate with project managers, contractors, and discipline teams to resolve commissioning issues and ensure coordinated execution.
   • In conjunction with owner's Commissioning Provider, develop and execute comprehensive commissioning plans for all MEP/FP systems, including test requirements, inspections, factory start-up and acceptance testing, integrated system testing, and turnover documentation.
   • Review commissioning scripts, provide technical recommendations, and ensure alignment with project design intent and performance objectives.
   • Actively participate in factory witness testing, functional performance tests, inspections, and field verification activities.
   • Maintain accurate and timely technical documentation, including issue logs, meeting minutes, field reports, and final commissioning reports.
   • Oversee planning and execution of specialized system tests, including NETA, SCADA, controls integration, and operational verification.
   • Lead Owner training on commissioned systems, providing expert guidance on system operation, performance expectations and potential failure scenarios.
   • Must have the ability to travel to project sites within the Greater Chicago Area or as required.
POSITION REQUIREMENTS
   • Bachelor's degree in mechanical, Electrical, or Civil Engineering, or Construction Management or equivalent trade experience.
   • 5–10 years of experience in construction or engineering, with a focus on commissioning, preferably with a general contractor, MEP engineering firm, or consultancy.  Data center experience is required.
   • Nationally recognized Commissioning certifications are highly preferred, including CxP, BCxP (ASHRAE), CxA (ACG), CCP (BCxA), or QCxP (University of Wisconsin). Applicants currently pursuing certification or planning to do so are also encouraged to apply.
   • Strong understanding of construction practices, and commissioning phases (L0–L6), with the ability to align deliverables to milestone requirements.
   • Ability to assess risk, schedule impact, and safety considerations related to commissioning activities.
   • Proven experience integrating fire/life safety systems with MEP/FP Systems.
   • Experience in QA/QC processes and test and balance requirements to ensure optimal system performance and commissioning readiness.
   • Thorough understanding of design codes, standards, and specifications.
   • Proficiency in Microsoft Office, project management tools, and data-based commissioning platforms such as BIM360 & applications such as CxAlloy.
   • Strong meeting facilitation skills, with the ability to document and follow up on action items effectively.
   • Strong communication, technical writing, time management and interpersonal (tact, diplomacy, influence) skills essential.
