This 406,000 sf, 18-story concrete apartment building is located in Chicago’s Fulton Market District on a compact urban site adjacent to the CTA tracks and neighboring, occupied properties. Designed with hospitality in mind, the project combines modern residential living with hotel-style amenities, including a rooftop pool offering sweeping city views.
Preserving the Historic Character of Fulton Market
The project includes the adaptive reuse of the landmarked Arthur Harris Building, which was preserved and integrated with the new structure. The back portion—an addition from the 1950s—was removed to accommodate below-grade work, while the original 1904 structure underwent extensive restoration. Work included repairs to masonry and windows, a new roof, and refurbishment of interior wood cross-beams.
The restored historic building now provides retail space at street level, while the new residential tower features 363 apartments, a second-floor amenity level, and a rooftop pool and lounge that connect residents and visitors to the energy of the Fulton Market neighborhood.
