District 1860 is a mixed-use development in Lincolnwood designed to integrate residential, retail, and hospitality space within one community. The 8.26-acre site includes three buildings: Building A, a 299-unit apartment building with a parking garage and first-floor retail; Building B, a shell and core for a future grocery tenant; and Building C, a parcel planned for a future hotel.

Precast and Wood Hybrid Structure

The project features a precast concrete podium topped with a four-story wood structure on shallow foundations. Both the precast and wood components were prefabricated and assembled on-site to improve efficiency and quality. A large interior courtyard provides open space for residents and the public, creating a central hub for living, dining, and shopping in the Lincolnwood area.

VDC Coordination Drives Project Accuracy

Our VDC team played a key role in BIM coordination throughout the project. Early precast releases required structural coordination before MEP layouts could be finalized, demanding careful planning to meet the precast system’s strict requirements. With three structural stacking types, each with unique design needs, the team used VDC tools to streamline coordination and support ongoing retail tenant build-outs as the project evolved.
