This 26-story, 500,000 sf office tower anchors a premier mixed-use development in Chicago’s Fulton Market. The building includes office, amenity, retail, and parking areas totaling approximately 639,000 sf—with shell and core, lobby, and L4/L4M amenity spaces. Inside, tenants get large, flexible floor plates from 10,000–14,000 sf for build-to-suit offices, plus an expansive fitness deck and indoor/outdoor lounges. The northern portion extends taller, while the southern end features a rooftop amenity deck. Outdoor areas include a wandering path along the southern boundary, a landscaped berm shielding from Metra tracks, and outdoor seating for south-facing retail tenants.
Directional Boring
One of the distinct challenges the team encountered was the site’s close proximity to the Metra rail tracks. Our project team collaborated with the Chicago Department of Transportation (CDOT), the Department of Water Management, and their third-party engineer to ensure the safe connection of two water mains below the nearby tracks. We excavated two pits—one for receiving and one for sending—then used a jack-and-bore method to install a 24” inch diameter casing pipe beneath the rail tracks, placing the 12” inch water main inside the casing. This project required over three months of planning to ensure all construction was completed safely and on time. A Metra representative was present throughout the operations to ensure the work was carried out correctly without impacting the rail system.
