Located along the vibrant Fulton Market corridor, this 165,000 sf, 12-story Class A office building features ground-floor retail, secure bike storage, tenant amenity terraces, and below-grade parking for 35 vehicles. Our team delivered multiple interior build-outs within the building, including a tenant amenity space, a turnkey spec suite, and a refreshed main lobby, all designed to attract and retain modern office tenants in Chicago’s Fulton Market district.

Amenity space

The 5,000 sf tenant amenity area includes a lounge, fitness center, library, bar, and outdoor terrace designed to support wellness and collaboration. During construction, our team modified the base building roofing, paver system, and waterproofing details at the terrace doors to resolve clashes between existing conditions and the new flooring system. By engaging our QA/QC team, we adjusted terrace door thresholds to align correctly and prevent future water intrusion.

Spec suite

We completed a 12,450 sf spec office suite featuring six private offices, multiple conference rooms, open collaboration zones, a library, lounge, and break area. Custom lighting and high-end millwork finishes define the space, with a pergola structure serving as a focal point in the main common area and creating a distinctive leasing-ready environment for prospective tenants.

Lobby

The 2,000 sf lobby renovation introduced new accent paints, upgraded wall coverings, elevator lobby enhancements, carpet, and refreshed architectural finishes. These updates elevated the arrival experience for tenants and visitors and aligned the lobby with the building’s new amenity and spec suite standards in the Fulton Market office market.
