In collaboration with Tishman Speyer, this multi-phase 39,300 sf office build-out delivered nine turnkey spec suites ranging from 2,000 to 6,000 sf, connected by upgraded base building corridors, elevator lobbies, and shared amenity spaces to enhance the overall tenant experience. Each spec suite features a distinct design motif with private offices, open workstations, conference rooms, and café areas, curated to attract a diverse mix of tenants while maintaining a cohesive aesthetic across multiple floors.

Phase One included five spec suites and shared amenities, followed by Phase Two, which added four additional tenant suites constructed adjacent to occupied spaces with conditions documented using Matterport technology to reduce disruption and streamline coordination. Power Carpentry provided custom millwork throughout, including kitchenettes, closet shelving, pivot doors, and corridor trim that elevated the Class A office environment.

The project team prioritized cost optimization and ownership value, issuing 12 budget updates over six months and achieving 30% WBE/MBE participation through good faith efforts. The successful delivery of both phases reinforces Tishman Speyer’s confidence in our team and underscores a strong, ongoing partnership on Chicago spec office suite projects.
