This 450,000 sf, 34-story multifamily building in Chicago’s West Loop includes 368 residential units, ground-floor retail, and a below-grade parking garage with 95 spaces and 185 bike parking stalls. Designed for modern urban living, the building features extensive resident amenities, including a spa, sauna, steam room, fitness center, golf simulator, and a rooftop pool on the 34th floor.

VDC Coordination

Our Virtual Design and Construction (VDC) team works hand-in-hand with project teams from start to finish. For this large-scale project, the below-grade parking garage, soil type, and tight proximity to neighboring buildings required a unique Earth Retention System (ERS). Utilizing cross-bracing, the ERS featured supplemental steel supports that stabilized exterior walls and prevented soil from caving in. To prepare for installation, VDC created a detailed schedule and virtual model that highlighted critical sequences and flagged potential risks. When concerns arose regarding oversized concrete beams and concurrent utility installations, the 1114 West Carroll project team refined the beam dimensions and reduced their depth to avoid conflicts, saving time and preventing costly complications.

Self-Perform Concrete Group

Power's Self-Perform Concrete group poured approximately 20,000 cubic yards, on a three-day rotation. Despite the quick turnaround, we exceeded the specified floor flatness (FF) measurements for each floor.

Self-Perform Carpentry Group

Self-Perform Carpentry Group installed the interior framing and over one million sf of drywall. In addition to rough carpentry and cold-formed metal framing and sheathing, our carpentry group managed the framing for the large metal panel trellis structure on the first floor and the metal panel “crown” on the 34th floor amenity level.
