Located in Chicago’s South Loop, this 320,000 sf, 24-story mixed-use development brings 275 apartment units ranging from one- to three-bedroom layouts to one of the city’s fastest-growing neighborhoods. Designed for convenience and connection, the building offers extensive amenity spaces including ground-floor retail, two levels of parking, bike storage, a dog wash and dog run, fitness center, pool, and golf simulator, creating an ideal living environment for residents.

Value Engineering & Schedule Optimization

To streamline construction, the project team implemented a three-day batch cycle schedule, maintaining a steady rhythm from decking to interior finishes on each floor. This process allowed multiple work phases to progress in parallel—while concrete was poured on upper levels, finishing work advanced below—significantly improving on-site efficiency. By closely tracking progress and refining workflows, the team successfully reduced cycle time from five days to three, ensuring tight alignment between tasks across floors. This value engineering initiative resulted in faster project completion, enabling the owner to welcome tenants and commercial partners ahead of schedule, ultimately reducing costs and expediting occupancy.
