This 110,000 sf full interior and exterior renovation transformed the shuttered Five Seasons Country Club in Northbrook into the Life Time North Shore Sports & Racquet Club, a modern “athletic country club” destination. The project converted two existing tennis barns into dedicated pickleball court facilities and added a new wet suite with steam, sauna, warm spa, and cold plunges, along with a full‑service café, fitness spaces, kids area, and an upgraded exterior pool deck to elevate the member experience.
VDC and reality capture
As part of this MEP design‑build project, our VDC team used laser scanning and exterior drone capture to document existing conditions and building geometry. This reality‑capture data enabled the design team to develop accurate models based on real‑world conditions and was so effective that they requested a second post‑demolition scan, eliminating the need for a large site visit, saving time, and reducing schedule disruption.
Enclosure and structure
Scope included selective demolition and infill of an interior pool, as well as replacement of a degraded vinyl ceiling liner in the existing tennis barns—both presenting unique enclosure and coordination challenges. Because the liner deterioration was tied to legacy lighting systems, we coordinated closely with specialized vendors and trade partners to replace both systems in tandem, maintain the construction schedule, and ensure long‑term enclosure performance.
Self‑perform
We self‑performed demolition for this project, giving us greater control over sequencing, safety, and turnover of clean, ready‑for‑build‑out spaces.
